What is inside (29 prompts)

Each prompt has: when to use it, the prompt, an example written once on made-up sample data, and a one-line check of what to verify. Plus privacy rules and a one-page start-here workflow.

Three free sample prompts

AI-generated draft: review before you use. Examples use made-up SAMPLE DATA.

A1. MLS listing description from your facts

When to use: You have the facts and need a clean description fast.

Prompt: AI-generated draft: review before you use.

Write an MLS listing description for the property below.
Length: about [150 / 250] words. Tone: [warm and factual].
Use ONLY the facts I give you. Do not add features, upgrades, square footage, school, neighborhood or distance claims I did not provide.
Lead with the 2-3 strongest features. Finish with this showing line: [SHOWING INSTRUCTIONS].
Fair housing: describe the property and services, never people. Do not mention, imply or target any protected class (federal, state or local), do not say who a home or area is "right for", and do not steer. Anything in my input that raises a fair housing concern: leave it out and list it under FLAGGED.
After the description, add a list headed CLAIMS TO VERIFY with every factual claim you used, so I can check each against my notes.

FACTS: [bedrooms, baths, square footage, year built, lot, kitchen/bath updates with years, systems with years, garage, flooring, outdoor space, HOA yes/no, anything else true]

Worked example (SAMPLE DATA, fictional). Input:

SAMPLE DATA. 3 bed / 2 bath ranch. 1,640 sq ft (per county record, sample). Lot about 0.25 acre, fenced back yard. Kitchen renovated 2022: quartz counters, new cabinets. Roof replaced 2021. Hardwood floors in living areas. Primary bedroom with walk-in closet. 2-car attached garage. No HOA. 0.6 mile to Main Street shops (measured on map). Showing: schedule through the showing app, 24 hours notice.

Example output (AI-generated draft: review before you use. Written once on made-up sample data):

Updated ranch on a quarter-acre lot with a fenced back yard. This 3-bedroom, 2-bath home offers 1,640 square feet (county record) and a kitchen renovated in 2022 with quartz counters and new cabinets. Hardwood floors run through the living areas, and the primary bedroom includes a walk-in closet. The roof was replaced in 2021, there is a 2-car attached garage, and there is no HOA. Main Street shops are 0.6 mile away. Schedule showings through the showing app with 24 hours notice.

FLAGGED: none.

CLAIMS TO VERIFY: 3 bed/2 bath; 1,640 sq ft (county record); about 0.25 acre; fenced back yard; kitchen renovated 2022 (quartz, new cabinets); hardwood in living areas; walk-in closet in primary; roof 2021; 2-car attached garage; no HOA; 0.6 mile to Main Street shops; showing app, 24 hours notice.

Check before using: Check each item in CLAIMS TO VERIFY against your documents. Confirm square footage source and the renovation year. Run the fair housing check (FH2) before it goes in the MLS.

C1. Monthly market snapshot from your data

When to use: You pulled MLS numbers and need a clear post.

Prompt: AI-generated draft: review before you use.

Write a market snapshot post from the data table below. Use ONLY these numbers. You may compute simple differences or percent changes ONLY if you show the arithmetic in a line labeled CALCULATED. If a number I would normally expect is missing (for example months of supply), say 'not provided' and do not estimate it. Do not predict future prices. Do not claim causes unless I give them.
Format: a headline, a 3-bullet summary, a 60-word plain-English take, and a closing line inviting questions. Attribution line: 'Source: [MLS NAME], data pulled [DATE]. Not a prediction.'
Fair housing: describe the property and services, never people. Do not mention, imply or target any protected class (federal, state or local), do not say who a home or area is "right for", and do not steer. Anything in my input that raises a fair housing concern: leave it out and list it under FLAGGED.

AREA AND PERIOD: [AREA, MONTH]
DATA: [PASTE TABLE]

Worked example (SAMPLE DATA, fictional). Input:

SAMPLE DATA (not real). Area: Anytown, June. Closed sales 41 (May 36). Median sale price $412,000 (May $405,000). Active listings 88 (May 79). Median days on market 19 (May 22).

Example output (AI-generated draft: review before you use. Written once on made-up sample data):

Anytown market snapshot: June (sample data)

- Closed sales: 41, up from 36 in May.
- Median sale price: $412,000, up from $405,000.
- Active listings: 88, up from 79. Median days on market: 19, down from 22.

CALCULATED: sales +5 (5 / 36 = 13.9%). Median price +$7,000 (7,000 / 405,000 = 1.7%). Listings +9 (9 / 79 = 11.4%). Days on market -3.

Plain-English take: In June more homes sold than in May and at a slightly higher median price, and homes that sold did so a bit faster. The number of active listings also grew, so buyers had more to choose from. One month of data is not a trend.

NOT PROVIDED: months of supply, sale-to-list ratio.

Source: [MLS NAME], data pulled [DATE]. Not a prediction. Questions about your own home? Message me.

Check before using: Re-add every figure against your MLS pull. Check your MLS and state rules on how its data may be published and attributed.

FH2. Fair housing audit of a draft

When to use: Before anything is published or sent: ad copy, listing remarks, flyers, social posts, scripts, emails.

Prompt: AI-generated draft: review before you use.

Audit the text below for fair housing risk under the federal Fair Housing Act categories (race, color, religion, sex, national origin, familial status, disability) and any state/local classes I name: [STATE/LOCAL CLASSES, or 'none specified'].
Return a table with: the exact phrase, the risk (steering / exclusion / preference / stereotype / outdated term / none), why, and a neutral rewrite. Then give the whole text rewritten in a compliant way using only the facts already in it. Then list questions I should answer or sources I should verify. Do not invent facts. Say 'no issues found' only if you truly find none, and remind me that this audit is not legal advice.

TEXT: [PASTE]

Worked example (SAMPLE DATA, fictional). DELIBERATELY NON-COMPLIANT TEXT. NEVER PUBLISH.

Input (written only so the audit has something to catch; never publish phrases like these):

SAMPLE DATA. Text: Perfect for a young family! Quiet, safe neighborhood just steps from St. Mark's Church. Great schools. Ideal for empty nesters who want low-maintenance living. Master bedroom with ensuite. No kids' noise: adults only vibe.

Example output (AI-generated draft: review before you use. Written once on made-up sample data):

| Phrase | Risk | Why | Neutral rewrite |
|---|---|---|---|
| "Perfect for a young family" | steering / familial status | says who the home suits | delete, describe the home |
| "Quiet, safe neighborhood" | steering / stereotype | subjective claim about the area and its people | omit, or cite an official source |
| "just steps from St. Mark's Church" | steering / religion | ties to a religion | "0.2 mile to [measured landmark]" if useful |
| "Great schools" | steering | school quality is a proxy risk | refer to official district sources |
| "Ideal for empty nesters" | age / familial status | targets by life stage | delete |
| "Master bedroom with ensuite" | outdated term | many MLSs have retired it | "primary bedroom with attached bath" |
| "No kids' noise: adults only vibe" | familial status | excludes families | delete |

REWRITE: "Single-level living with low-maintenance finishes, a primary bedroom with an attached bath, and [measured distance] to [landmark]. Schedule a showing with [agent]."

VERIFY: confirm "low-maintenance finishes" with specifics; confirm distance. Not legal advice.

Check before using: A model can miss risk. If a phrase is borderline, take it out. Ask your broker, your state real estate commission, or an attorney about any gray area.

FAQ

Which AI tools does it work with?

Claude, ChatGPT or Gemini. Any chat AI that accepts a pasted message works. You use your own account; the free tier is enough to start.

Is there a subscription?

No. One payment of $49 for the toolkit. We do not sell you an AI subscription.

What format is it?

A single document you can read in your browser, print, or open as text (Markdown). Copy and paste each prompt.

Is it fair housing safe?

It is built to keep the AI away from protected classes and steering, with a fair housing check on client-facing prompts and a full audit prompt. It is a helper, not a guarantee. You must follow the Fair Housing Act, NAR rules, state law and your broker's policy. It is not legal advice.

Does it make up market stats or comps?

The prompts tell the AI to use only the numbers and comps you give it, and flag anything missing. You still verify every figure.

What is it not?

It is not legal, tax, or real estate advice, not a CRM, not a lead source, and it promises no business results. AI can be wrong; you review everything.

Refunds?

30 days from purchase (digital product). Email us and we refund you.
